Large Properties Need More Than a Larger Pressure Washer
Cleaning one driveway is straightforward. Cleaning an active residential community with multiple buildings, shared amenities and high-traffic areas requires a different level of planning.
Before the first surface is cleaned, the property should be walked, divided into clear work zones and reviewed for access, resident activity, surface types and priority areas. A well-defined scope helps everyone understand what is included, what is excluded and how the work will move through the property.
A strong exterior-cleaning proposal should identify the surfaces, service areas, exclusions, access needs and work sequence before the project begins.
20 Buildings. One Clearly Managed Plan.
One recent South Florida community project included 20 residential buildings, plus the clubhouse and leasing office. The scope covered exterior walls and gutter exteriors, concrete walkways, entry approaches, equipment pads, mailbox and dumpster areas, the stamped-concrete entrance, parking lot and tennis court.
Roofs and gutter interiors were specifically excluded. That detail matters: on a large property, a clear list of inclusions and exclusions is just as important as the cleaning itself.
Scale changes the job. The work has to be sequenced around occupied buildings and common areas, access has to remain manageable, and quality control has to stay consistent from the first building to the last.

What Should a Property-Wide Scope Include?
Before pricing or scheduling, we look at the actual property: building exteriors, walkways, entry areas, pavers, pool decks, parking areas, drainage conditions and specialty zones.
We also review surface materials, access, water availability, operating constraints and any areas that need to remain open. The goal is a clear, reviewable plan—not a vague promise to “clean everything.”
Q4 Exterior Maintenance Starts Now
Homeowners begin preparing for the holidays, while property managers and association boards evaluate year-end maintenance priorities and remaining budgets.
Scheduling the assessment early creates time to inspect the property, define the scope and select an appropriate service window before demand builds.
| HOMEOWNERS Request one complete review of the roof, walls, windows, driveway, walkways, pavers and pool area. |
PROPERTY MANAGERS, HOAs & CONDO BOARDS Schedule a site walk to identify priority zones, access needs, exclusions and a practical work sequence. |
