Pricing & Scheduling

How much does pressure washing cost in Fort Lauderdale?

Pricing depends on size, access, surface condition, and the service required. Roof cleaning is measured at $0.25 per square foot, with current minimums of $550 for a one-story roof and $650 for a two-story roof. Standard driveway cleaning generally starts around $300. House washing, paver sealing, pool decks, specialty stains, and commercial work require a property-specific quote.

How long does a typical service take?

Timing depends on the property's size, access, buildup, surface type, and scope. We review those conditions before work begins and provide a realistic service window; larger residential, commercial, and HOA projects may require more than one day.

Do I need to be home during the service?

Not always. If the crew has confirmed access to the property, water supply, and every area in the scope, service can often proceed without you onsite. Before arrival, close windows and doors, unlock required gates, and move fragile items that could block access.

What payment methods do you accept?

Available payment options are shown on your estimate or invoice. If you need to use a specific method, ask when requesting your quote so the team can confirm it before service.

Do you offer maintenance plans?

Recurring exterior cleaning can be planned around the property and the surfaces that collect buildup fastest. We can discuss an appropriate cadence for homes, commercial properties, HOAs, and condominiums when reviewing the scope.

How do I get a quote?

Call (954) 235-9434 or request a quote online. Share the service address, surfaces involved, approximate size, current condition, and any photos you have. Larger, specialty, commercial, and HOA scopes may need an onsite walkthrough.

Methods & Safety

What's the difference between soft washing and pressure washing?

Pressure washing uses controlled water pressure and is suited to durable surfaces such as concrete. Soft washing combines low-pressure application with surface-appropriate cleaning chemistry for roofs, stucco, painted exteriors, and other finishes that can be damaged by aggressive pressure. We select the method after identifying the material and condition.

Is pressure washing safe for roof tiles and shingles?

Aggressive pressure can damage concrete or clay tiles and can disturb the protective granules on asphalt shingles. Our roof-cleaning process uses low-pressure soft washing and is adjusted for concrete tile, barrel tile, flat tile, or asphalt shingle systems.

Will pressure washing damage my stucco?

Aggressive pressure can erode a stucco finish, expose weak areas, or force water where it does not belong. We inspect the surface and use a low-pressure cleaning process appropriate to the stucco and coating condition.

How do you protect plants and landscaping?

Before applying roof or exterior-cleaning solution, the crew identifies sensitive areas, pre-wets surrounding landscaping, covers plants when appropriate, manages runoff, and keeps foliage rinsed during the work. The protection plan is adjusted to the property and scope.

Can you clean pool cages and screen enclosures?

Yes. Pool cages and screened enclosures require a controlled, low-pressure approach because aggressive pressure can damage screens, seals, and aluminum finishes. We match the chemistry and rinse pressure to the enclosure's condition.

Are you insured?

Bentz Pressure Washing carries business insurance, and current documentation is available on request. Property managers, HOAs, and commercial clients can ask about certificate-of-insurance requirements during the proposal process.

Roof, House & Stain Questions

How often should I pressure wash my house?

Cleaning frequency depends on shade, irrigation, tree cover, waterfront exposure, drainage, paint or coating condition, and how quickly visible buildup returns. We recommend the next service window after evaluating the property rather than applying one fixed interval to every home.

What causes the black streaks on my roof?

Dark roof streaks are commonly associated with Gloeocapsa magma and related organic growth that thrives in South Florida humidity. A material-specific soft wash treats the growth without relying on damaging high pressure.

Will soft washing remove mold, mildew, and algae?

Soft washing is designed to treat organic buildup such as algae, mildew, and many surface mold stains. Results and the rate of return depend on the material, moisture, shade, drainage, and surrounding vegetation.

How do I remove oil or rust stains from my driveway?

Oil stains need a degreaser pre-treatment (and sometimes a poultice for older stains). Rust stains need an oxalic-based remover. Both are add-on treatments before surface cleaning. We'll always tell you upfront whether a stain will come out fully or partially.

Should I seal my pavers after cleaning?

Sealing can enhance color, stabilize ASTM-144 joint sand, and make routine maintenance easier. Bentz uses a two-day minimum process with two coats of Trident Hurricane CAT-5, a topical two-part water-based urethane. Existing coatings, drainage, moisture, joint condition, and the finish you want should all be reviewed first.

What's the best time of year to pressure wash in Florida?

Exterior cleaning can be performed year-round in South Florida. Many owners schedule around seasonal arrivals, hurricane preparation, property inspections, listings, events, or whenever visible algae and staining begin affecting the property.
