How long does a typical service take?

Do I need to be home during the service?

No. As long as we have access to a water spigot and the areas being cleaned, you don't need to be on site. Windows and doors should be closed, and we'll send photos after the walkthrough.

What payment methods do you accept?

Major credit cards, ACH/e-check, Zelle, and paper check. Invoicing is handled through QuickBooks with secure one-click online payment.

Do you offer maintenance plans?

Yes. Annual and semi-annual maintenance plans cover house washing, roof cleaning, and driveway cleaning on a predictable schedule. Maintenance clients get priority scheduling and reduced pricing.

Methods & Safety

What's the difference between soft washing and pressure washing?

Pressure washing uses 1,500–4,000 PSI for hard surfaces like concrete and pavers. Soft washing uses less than 500 PSI combined with biodegradable cleaning solutions for delicate surfaces like roofs, stucco, and screened enclosures. Wrong method = thousands in damage.

Is pressure washing safe for roof tiles and shingles?

No — high pressure cracks tiles, dislodges shingle granules, and voids warranties. Roofs should only be soft washed. That's also why soft wash results last 18–24 months instead of returning in weeks.

Will pressure washing damage my stucco?

Yes, if done wrong. High pressure can blow out the finish coat and drive water behind the wall assembly. Stucco should only be soft washed.

Is it safe for my plants and landscaping?

Yes when done correctly. We pre-wet landscaping, cover sensitive plants, and rinse foliage throughout the job. Our biodegradable surfactants are safe around Florida plants, grass, and koi-pond filtration.

Can you clean pool cages and screen enclosures?

Yes — with soft wash only. High pressure tears screens and damages aluminum frames. Low-pressure rinse plus cleaning solution removes the green and black organic buildup.

Are you licensed and insured?

Yes. Fully licensed with general liability and workers' compensation. Proof of insurance is available on request; HOAs and commercial clients can get certificates issued to the property manager.

How often should I pressure wash my house?

Most Fort Lauderdale homes benefit from a soft wash every 12–18 months. Waterfront homes or those under heavy tree canopy may need cleaning every 9–12 months. Driveways and pool decks look best annually.

What causes the black streaks on my roof?

Gloeocapsa magma — a resilient blue-green algae that thrives in Fort Lauderdale humidity. It feeds on limestone in shingles and concrete tiles, traps heat, and shortens roof lifespan. Soft washing kills it at the source; pressure washing doesn't.

Will soft washing remove mold and mildew?

Yes. Properly mixed soft wash solution kills mold, mildew, algae, and lichens at the spore level. Regrowth is delayed 18–24 months — far longer than pressure washing alone.

How do I remove oil or rust stains from my driveway?

Oil stains need a degreaser pre-treatment (and sometimes a poultice for older stains). Rust stains need an oxalic-based remover. Both are add-on treatments before surface cleaning. We'll always tell you upfront whether a stain will come out fully or partially.

Should I seal my pavers after cleaning?

Sealing pavers locks in sand, prevents weed growth, resists oil stains, and brings out color. Most Fort Lauderdale paver installations benefit from resealing every 2–4 years. We offer wet-look and natural-finish sealers.

What's the best time of year to pressure wash in Florida?
