Big Properties. Small Details. One Clear Plan.
As South Florida moves into the final stretch of the year, it's a good time to look beyond the one spot that catches your eye. Roofs, walls, walks, driveways and shared spaces all weather the season differently. The right cleaning plan starts by identifying what each surface needs.
From single-family homes to large residential communities, our goal is to make exterior care feel organized and straightforward: a documented scope, the right cleaning methods and careful attention from beginning to end.
Take a fresh look at shaded walkways, rooflines, entryways and pool areas. If buildup is becoming visible, ask for an assessment before the holiday-season calendar fills up.
A Steep Metal Roof. A Different Kind of Cleaning Challenge.
On a recent whole-property project in South Florida's Riverland area, our team encountered an unusually steep galvanized-metal roof. This was no ordinary pressure-washing assignment: the roof's material and pitch shaped the cleaning approach.
Instead of applying the same high-pressure method used on certain hard surfaces, we selected a soft-wash process for the metal roof. The rest of the property had its own needs: exterior walls, awnings, a shed, pool deck, paver patio, equipment pads and stepping pavers were all included in the scope.
The lesson? A complete property cleaning isn't one technique repeated everywhere. It's a thoughtful plan that respects each material and the conditions around it.

More Pressure Isn't Always Better
It's easy to think a tougher stain needs a more powerful blast. But pressure is just one tool. The roof material, surface condition, surrounding landscaping and desired result should determine the cleaning method.
| HARD SURFACES Concrete and some hardscape may benefit from controlled mechanical cleaning. |
| MORE DELICATE SURFACES Roofs, stucco, painted surfaces, awnings and metal panels often call for lower pressure, appropriate treatments, dwell time and careful rinsing. |
That's why we inspect before we recommend. A concrete-tile roof, steep metal roof and coated flat roof aren't interchangeable—and their cleaning plans shouldn't be either.

Something Fresh Is Taking Shape...
We've been exploring a new way to help South Florida property owners care for an outdoor space that can look great from a distance—but still needs attention up close.
Think everyday buildup, unwanted odors and a refreshed outdoor experience. We're working through the details behind the scenes, and we'll have more to share when it's ready.
Keep an eye on a future Bentz Brief for the reveal.
Results You Can See
From tile roofs to paver driveways, the right cleaning process makes a visible difference. Here are two more finished-project examples from our gallery.

Don't Wait for the Year-End Rush
In South Florida, October is a useful time to plan property maintenance ahead of holiday guests, seasonal activity and upcoming board or HOA work. Some projects—especially paver cleaning and sealing—also require the right preparation, drying time and weather window.
Whether it's a full exterior refresh or a detailed site assessment, planning earlier gives everyone more room to define the work properly.
Can You Clean Everything in One Visit?
Often, several services can be coordinated together—but that doesn't mean every surface is treated the same way. We'll look at roofs, walls, windows, driveways, walkways, pool areas and hardscape, then explain the recommended approach and what the quote includes.
Homeowners: Ask for a whole-property exterior assessment. Property managers, HOAs and condo boards: Request a site walk with a documented scope.
PLAN YOUR NEXT PROPERTY CLEANING
A clear plan for every surface. Thoughtful work for every property.
